RESERVATION POLICY
Please note that the property offers transfer service from Samui Airport and Samui Ferry Pier to the villa. Transfer service and drop off service at airport/ ferry pier is provided for a one time fee of THB600. Guests are kindly requested to inform the property in advance if they wish to make use of this service. Contact details can be found on the booking confirmation. Please inform us of your expected arrival time in advance. You can use the Special Requests box when booking, or contact the property directly using the contact details provided in your confirmation.
The property will provide daily cleaning and will provide for room cleaning. A new set of bed linen and towels will be provided every 3 days. For shorter stays, these services are available upon request for an additional charge of THB700.
A deposit payment of 50% receipt of your reservation/ booking confirmation is required to keep villa blocked for your intended stay. Remaining 50% balance payment 30 days before arrival by bank transfer or in Cash at check in is required. Bank Transfer fees (TT fees and charges), if any to be born by the payer. The property will contact you after you book to provide payment instructions.

A safe deposit of 20.000THB in any currency or passport will be collected in cash during check in.

Electricity, water, internet, room cleaning is included in price.

Check-in flexible from 14:00 until 24.00 Check-out flexible form 01.00 until 11:00
Children of all ages are allowed. Any person 2 years old and over stays for full price
Any additional overnight stay not booked in initial reservation will be charged 4.000THB/ night.

a tour desk and paid car hire and driver services.
CANCELLATION POLICY
The booking deposit will be refunded, if the guest cancels or modifies his booking at least 90 days before arrival.
The booking deposit will be forfeited, if the guest cancels his booking within 90 days before to arrival.

The Villa is located in the Mountains, but just a 700m ride or walk from beautiful Chaweng Noi Beach and shops.
​
We offer private driver services. Charged by destination starting from 300-600THB per Car (SUV or Minivan). 4 SUV and 2 Minivan in 24/7 standby and available on 30 minutes notice. Full-time Driver including a car can be booked at much lower prices. Grab and Navigo recommended alternatives.
Early checkin and late checkout is available subject to availability.

Barbecue (open fire) is not allowed in any of our villas. Unpredictable risks, dirt, smell and danger for Guests and the Villa. Guests can warm up food with a microwave use a Coffee maker and a hot water kettle in the kitchen. No self cooking.

Various fresh delivery Services available to deliver a variety of fresh food options to the villa round the clock. ( Grab and Hangover Samui )
A fresh continental breakfast is prepared daily and included in your booking price.

Housekeeping daily. The Change of towels and linen is provided every 3 days free of charge. Additional requested change of towels or linen will be charged.

Please remember that the villa is not a hotel, but a villa in a exquisite relaxed atmosphere in a private environment. Therefore we kindly ask your for the observance of our House Rules:

Please respect our neighbours and avoid any noise between 10.00 pm and 8.00 am.
​
Always respect the property and treat the content and the room with care.
​
Use the villa only at the booked amount of guests. The reception as well as the treat of additional guests during daytime is allowed. Max occupancy is 8 guests at anytime.

Additional fees for an overnight stay of additional guests not included in initial booking apply. (2.500THB/ night )

Celebrations can take place on request with the managers approval in an appropriate volume.
​
Pets can be allowed on request with a confirmed agreement. Under no circumstances pets can use the pool.
​
Smoking is strictly prohibited in all rooms. Please use the designated areas on the terrace and balconies.
​
Consumption water and fibre optic internet is free and included in your booking price.
​
Use the air-conditioners and electricity with care. 100KWH daily electric consumption daily is free of charge and included in your booking price. Additional Electricity consumption will be visible in daily electricity meter readings and is charged at reasonable 5.00THB/ kWh.

The consumption of drugs (incl. cannabis) is strictly prohibited. In the case of an offence, we must expel the guests from the villa.
​
Climbing on the outdoor building is forbidden. Guest are using the common or private pool at their own risk.
​
Parents supervise children's throughout the property and at the pool at all times. Parents are always responsible for children's.
​
Manager reserves right to deny use of the swimming pool and to remove guests from property repeatedly not abiding to this house rules.
​
Different policies, charges and rules apply for stays of 28 nights or ( exclusion free electric allowance 100KWH daily, different cleaning schedules and breakfast ) . Please enquire.

Please Note: Samui is located in a subtropical climate zone nestled within nature. Always keep in mind and remember Koh Samui is a developing island with imperfect Infrastructure. Power outages and internet issues during your stay are common and unpredictable. We can not be held responsible for 3rd party problems, conditions or public areas ( disconnected internet, power outages, public waste management, public electric authority infrastructures, stray dogs, dirty beaches, snakes, insects or geckos in natural surroundings and outdoor areas, polluted sea, severe weather conditions depending on Seasons and/ or road accidents and death) are out of our management and control.

Rotten, restricted and abounded 3rd party buildings and structures ( due to bankruptcies during the Pandemic ) you might experience across the island during your stay in Samui are out of our management and control. We can not be held responsible for the conditions of third party properties not related to our listings.
​
Motorbikes not recommended. Motorbikes an underestimated risk including experienced drivers. Our reliable driver services, Grab and Navigo recommended alternatives. Always reconfirm price before entering a 3rd party taxi.
